How much is the application fee?

Non-refundable  $60/Applicant over 18 years of age.

What is the holding fee?

A $300 holding fee is required to reserve your home.  Upon approval of this application, the holding fee shall be retained as part of the first months’ rent.

Once approved, if applicant cancels application prior to the execution of the lease, all holding fees received will be forfeited as liquidated damages in payment for the agent’s time and effort in processing the application, including making necessary investigation of my credit, character, and reputation.

If this application is not approved by the owner or agent, the holding fee will be refunded, the applicant hereby waiving any claim for damages by reason of non-acceptance. 

What are your application requirements?

In order to qualify as a resident, each applicant must meet our corporate standards in the areas of favorable landlord references, current employment and favorable employment history, good credit rating as reported on a standard credit bureau report, a minimum income requirement verified through current pay stubs(Gross 3x rent), and pay the non-refundable application fee. If you have filed for bankruptcy, it must be discharged for at least 12 months. We must also have proof of discharge from the bankruptcy court.

What is your pet policy and fees?

$300 non-refundable pet fee per pet

Larger dogs are welcome on our 1st floor homes only.

Plus, we have a rooftop dog park with pet stations!

How much is the security deposit?

One Month’s Rent or if you qualify for our special $500 security deposit program. Approval conditions apply.

Do you have parking included?

One off street parking space per home is included. For additional needs, there is on street parking. First come, first serve.

Do you offer garages or carports?

No, but there are parking garages near by. For more information on them, please reach out to Lancaster Parking Authority.

Do you offer extra storage?

Yes, we have storage options. Units are 9×3 for $50/month. Side by side units can be purchased to create a larger storage space.

Are any utilities included?

Rent includes access to the fitness center, rooftop terrace, lobby lounge and beverage bar, bike storage room and 1 parking pass per apartment. (First come, first serve parking lot)

What utilities will I be responsible for?

Water, Sewer, Electric and $125 Amenity Fee (includes Wifi, streaming cable channels and valet door trash service).

What type of heating system?

Electric

Do you allow grills?

Grills are not permitted, but we will have a grilling station in The Plaza!

Lancaster School District

Ross Elementary, Reynolds Middle and McCaskey High School
